Moana Circle

Moana Circle is an intimate West Shore neighborhood composed of only 31 properties, on the lake side of West Lake Boulevard, in Homewood. Of the 31 properties, 9 are privately owned lakefronts with littoral frontage ranging from 25 feet to 135 feet. The subdivision is located immediately South of Chamber’s Landing, on a stretch of sandy shoreline with clear water.

 

Each Moana Circle homeowner is a member of the Moana Beach Property Owners Association (MBPOA), with annual dues of $500 per year (2022 calendar year). These dues help maintain the ‘community-use’ lakefront parcel, known within the subdivision as Lot A. This parcel is a sandy beach with 40’ of frontage and a shared deep-water pier. Mckinney Creek separates the MBPOA beach from Chamber’s Landing Beach. There is also an optional Moana Beach Property Owners – Buoy Field Amenity (MBPOA-BFA) membership. Moana Beach homeowners, in good standing with the MBPOA, may choose to participate in this buoy field amenity. There are 20 MBPOA-BFA buoys offered to the 31 MBPOA members and so far there have been enough buoys to satisfy the needs of all members who have elected to join the MBPOA-BFA on any given year. If there are ever more MBPOA-BFA members than there are buoys available, then buoys will be offered on a lottery system at that time. 

 

Sales on Moana Circle are rare, and The Moore Team represented each of the three properties to sell between January 2019 and January 2023. Two of these were lakefront properties, and prices ranged from $3,350,000 to $9,250,000. The low turnover rate maintains the neighborhood’s Old-Tahoe feel and creates a true sense of community. 

 

Moana Circle is centrally located on the West Shore, with quick access to outdoor destinations including Emerald Bay, Sugar Pine Point State Park, D.L. Bliss State Park, Homewood Ski Resort, and more. Dining options within 5 minutes include the Dog and Bear Tavern in Tahoma, and Homewood restaurants including the West Shore Cafe and Swiss Lakewood, which is a Moore Team favorite!!
